Painting to get a house ready to sell

Before you list, fresh neutral paint and patched walls help buyers see the house, not the wear. We tell you what is worth painting and what you can skip.

What it covers

Getting a house ready to sell is usually a mix of small jobs:

  • Neutral repaints of rooms with bold or dated colors.
  • Touch-ups after moving out: nail holes, scuffs, furniture marks and the outline where a picture hung for ten years.
  • Drywall patches for doorknob holes, nail pops and small cracks. See drywall repair.
  • Ceilings with stains or yellowing.
  • Trim, doors and closets that took a beating.
  • The front of the house: front door, shutters and porch, the first things a buyer sees. See doors and garage doors.

Who it’s for

Homeowners getting ready to list, people who have already moved and need the old house finished, families handling a parent’s house, and landlords turning over a rental. If you are working with a real estate agent, we are happy to price their list and walk through with them.

How we do it

  1. Walk through with you (and your agent, if you like) and make a list room by room.
  2. Tell you what to skip. If a room is already clean and neutral, we say so.
  3. Help pick one color that works through most of the house, during the free color consult.
  4. Move and cover furniture if you are still living there, and protect floors.
  5. Patch and sand holes, dings and cracks so they don’t show through.
  6. Spot prime patches and stains.
  7. Paint, cutting in clean lines at the ceiling and trim.
  8. Walk through again so you can check everything before photos.

Touch-ups or a full wall?

Touch-up paint only blends in when it is the same color and sheen and the wall has not faded much. If the old can is long gone or the paint is years old, patched spots can flash and look worse in listing photos than the holes did. When that happens, we repaint the wall corner to corner so it reads as one even color. We will tell you which way each room needs.

The first look from the street

Buyers see the front of the house first, usually in the listing photos. A freshly painted front door, clean shutters, and painted porch posts or railings go a long way, and they are a much smaller job than painting the whole outside. If the siding needs it too, see exterior painting.

Scheduling around your list date

Listing dates move, and we know that. Call or text as soon as you have a rough date, even if it is weeks out. We will tell you honestly when we can start and how long your list will take. If something has to come off the list to meet your date, we will help you decide what.

Which paint level fits

  • Essential (SuperPaint): often all you need when you are selling. Clean, even and good-looking.
  • Performance (Duration Home): for busy halls or kids’ rooms that will see heavy use from showings and move-out.
  • Showcase (Emerald): usually more than a sale needs, unless it is a room buyers will look at closely.

What affects the price

How many rooms, how much patching, and whether the colors are a big change. Going from a dark color back to a light one takes an extra coat. Drywall repair is priced by how much damage there is. The paint level matters too, and Essential is often all a sale needs. The estimate is free, and you get a written price before we start.

FAQ

Getting ready to sell: common questions

Something else on your mind? Call or text 864-800-8275.

Should I paint my house before selling?

Not always. If your walls are clean and the colors are already neutral, touch-ups may be enough. Bold colors, scuffed walls and patched holes are where paint helps most. We will tell you honestly what we would paint and what we would skip.

What color should I paint my house before selling?

Light, warm neutrals are the safe choice: soft whites, greiges and quiet beiges that go with most furniture and flooring. A free color consult comes with every estimate, and we can help you pick one color that works through most of the house.

How fast can you paint before I list?

It depends on our schedule and the size of the job. Call or text 864-800-8275 as soon as you know your list date. We will tell you honestly what we can fit in and when.

Do I need the best paint to sell a house?

Usually not. Our Essential level, Sherwin-Williams SuperPaint, looks clean and even and is often all a house going on the market needs. Save the better levels for rooms you are staying in.

Can you work with my real estate agent?

Yes. If your agent has a list of what to fix before photos, send it over and we will price it. We are glad to walk through with your agent if that helps.

Can you paint after we have moved out?

Yes, and an empty house is often the easiest time. We can patch the nail holes and scuffs left after furniture and pictures come down, then paint.

How do you price painting before a sale?

It depends on how many rooms and how much repair. We walk through with you, measure, and give you a written price before we start. Our Essential level is often all a house going on the market needs. See how we price.
