Two Greers
Greer is split by a county line and, in a way, by its age. The old town grew up as a railroad stop in 1873, then around its cotton mills. The newer Greer spreads out along Pelham Road, toward Lake Robinson and Lake Cunningham to the north, and out toward the BMW plant and GSP airport. The painting work is different in each, so here it is piece by piece.
Downtown Greer and the photo on this page
The Greer Downtown Historic District, centered on Trade Street, is mostly two-story brick commercial buildings, and it is listed on the National Register of Historic Places. The city calls the area Greer Station, after those railroad beginnings.
The photo on this page is a downtown Greer storefront after a repaint: gray body, black trim. Storefront work like that is mostly prep. Old paint on brick and trim has to be washed, scraped where it is loose and spot primed so the new coat bonds, and the work gets planned around a business that still has to open its doors. Our commercial painting page covers how we approach it.
Mill houses around Victor and Greer Mill
Greer was a textile town, with mills including Victor, Franklin, Apalache and Greer. The Victor Mill houses date to around 1900, and the Greer Mill on Connecticut Avenue ran from 1909 until 1996. Some of the small frame houses built for those mills are still standing and lived in.
Mill houses usually mean wood lap siding with many old layers of paint on it, porches with posts and railings, and windows with plenty of trim. When paint peels on a house like that, the fix is scraping and sanding the loose layers, spot priming bare wood, then two coats. How much peeling there is, light or heavy, is a big part of the price. More on our wood siding page.
Pelham Road neighborhoods
On the Greenville County side, Pelham Road runs past established neighborhoods like Sugar Creek, Silverleaf and Pelham Falls, with Thornblade nearby. Sugar Creek is mostly detached houses from the 1970s and 1980s on good-size lots, with community pools, clubhouses and ponds.
Houses from that era tend to need interior painting more than anything: tired builder colors, scuffed halls, and oak cabinets ready for a sprayed finish.
New builds and HOAs
Newer neighborhoods keep going up around Greer, many with pools, clubhouses and an HOA that approves exterior colors. A brand new house usually comes with flat builder paint that marks easily, and the first year brings nail pops and hairline cracks as the framing dries. When it is time, we fix those, then paint with something that holds up to scrubbing. Our Performance level, Sherwin-Williams Duration Home, is the usual pick.
Pricing and nearby towns
Every job is measured and priced on its own, inside or out, whether the siding is vinyl, wood or fiber cement. You get a written price before we start, and how we price explains what goes into it. Close by, we also work in Duncan, Taylors, Lyman and Five Forks.
